Al Belidah, Sharjah: Your Guide to Investing in Residential and Commercial Land Near Dubai

Al Blida Project, Sharjah: An Opportunity to Own Land on Maliha Road Near the New Road Network

Why is Al Blida attracting attention? A look at the location, residential and commercial plots, payment plans, Maliha Road, and the Fourth Corridor.

In the UAE real estate market, the story of a good plot of land does not always start with its price. Sometimes, the story begins with the location, then with the roads providing access to it, followed by the developments planned around it, and finally with the most important question: What could this land become in the years ahead?

This is where Al Blida in Sharjah comes into focus. Located within the Al Batayeh area, the district has attracted growing attention with the launch of residential and commercial land projects, most notably the Al Blida Gardens project.

The key question: Are we simply looking at a new land project, or at an area that could benefit in the future from changes in the surrounding transportation network and infrastructure?

Where Is Al Blida Located in Sharjah?

Al Blida is located within the Al Batayeh area of the Emirate of Sharjah, in a district characterized by its expansion potential compared with denser urban areas. The location derives part of its importance from its connection to major road corridors, particularly Maliha Road, as well as access to the road network connecting Sharjah with the other emirates of the UAE.

The area is also located near Al Suyoh, Sharjah Mosque, and emerging residential development zones around Al Batayeh.

Al Blida Gardens: What Does the Project Offer?

The Al Blida Gardens project is one of the land projects offered in the Al Blida area, providing options for both residential and commercial plots.

Key features of the current offering include:

  • Freehold ownership, subject to the project's terms and applicable regulations.
  • Residential and commercial land plots.
  • The possibility of construction up to Ground + 2 floors (G+2), depending on the approved classification and applicable requirements.
  • Plot sizes starting from approximately 160 square metres in some available offerings.
  • Flexible payment plans of up to 36 months, depending on the available offer.
  • A location on Maliha Road, close to major road networks.
  • Offers that may include coverage of registration and ownership fees, subject to the terms of the specific offer.

From Residential Land to an Opportunity to Build a Real Estate Asset

When investing in land, an investor is not necessarily buying a ready-made property; they are buying development potential.

The strategy may be:

Buy the land → Hold it → Develop it → Build a real estate asset → Rent or sell the asset

The appropriate strategy depends on regulations, market demand, development costs, and the investor's objectives.

Land → Development → Construction → Rental or Sale

Why Is Maliha Road Important?

Roads in real estate investment are not simply a means of reaching a property; they can become part of the site's economic value.

The presence of a land project near a major road adds an important factor to the location analysis: accessibility.

However, proximity to a major road does not mean that every plot within the project has the same value. The frontage, the plot's position within the master plan, entrances, and internal roads are all factors that should be carefully examined.

The New Variable: The Fourth Corridor

On September 16, 2026, the Dubai Government announced the approval of the implementation of the new Fourth Corridor, extending from Al Shunouf Street in Sharjah to Al Fayah Street in Abu Dhabi, with a total length of approximately 80 kilometres, to be developed in two phases. The first phase, extending from Al Shunouf Street to Dubai–Al Ain Road, has an estimated cost of approximately AED 3.5 billion.

The project includes extensive infrastructure comprising 72 bridges, 17 tunnels, and 45 rainwater drainage crossings, and connects strategic areas and facilities, including Al Maktoum International Airport and the Etihad Rail corridor.

The first phase is approximately 30 kilometres long and includes a 12-lane highway in both directions, with a capacity of up to 24,000 vehicles per hour. It is designed to reduce a specified journey time from approximately 35 minutes to 14 minutes and serve around 600,000 residents.

Important: The approval of the Fourth Corridor does not automatically mean that land prices in Al Blida will increase by a specific percentage. However, it indicates that the transportation network around areas connected to the corridor is evolving. This is a factor worth monitoring as infrastructure development and actual market demand develop.

Al Blida Land Prices: Why Do They Differ from One Plot to Another?

The market contains multiple listings for land in Al Blida, with different prices and plot sizes.

These figures are asking prices, not necessarily the prices of completed transactions. Therefore, asking prices should be compared with actual transaction prices, comparable plots, and development costs.

The right investment question is not simply:

How much does the land cost?

It is also:

What can legally be built on it? What will construction cost? What level of demand can be expected? And what will it cost to hold the land?

Is Al Blida Gardens Close to Dubai?

Al Blida is located in Sharjah, not Dubai. However, its position within the regional road network makes connectivity between Sharjah, Dubai, and the other emirates an important part of evaluating the area.

With the approval of the Fourth Corridor, the connection between Al Shunouf Street, Dubai's road network, and onward routes toward Abu Dhabi has become part of a larger infrastructure development.

Freehold Ownership at Al Blida Gardens

One of the attractive features of the current offerings at Al Blida Gardens is the availability of freehold ownership, subject to the regulations and conditions governing the project.

However, investors should verify:

  • The type of title deed.
  • Buyer eligibility.
  • The property's regulatory classification.
  • Permitted use.
  • Construction conditions.
  • Registration fees.
  • Payment schedule.

Payment Plans: An Important Factor for Investors

Current offerings may provide payment options extending up to 36 months, depending on the available terms.

A deal should ideally be evaluated through:

Initial payment + instalments + payment period + opportunity cost + development costs

rather than by looking only at the total purchase price.

Who Might Be Interested in Al Blida Gardens?

Buyers Looking for Land to Build a Home

They may focus on the location, plot size, classification, roads, and available services.

Long-Term Investors

They may purchase the land to hold it while monitoring the development of the surrounding area and infrastructure.

Small-Scale Developers

They may look for land suitable for developing a villa, townhouse, or other real estate asset, subject to applicable regulations.

Commercial Investors

They may be interested in commercial plots, while needing to assess permitted activities, population movement, competition, and market demand.

What Should You Check Before Buying Land in Al Blida?

Location: Road, frontage, orientation, and master-plan access.

Use: Residential or commercial? What is the permitted building height?

Plot size: Verify that it matches the contract and approved master plan.

Infrastructure: What has already been completed, and what is only planned?

Cost: Price, fees, initial payment, and instalments.

Development: Construction, design, and permitting costs.

Exit strategy: Who could be the potential buyer if you decide to sell later?

Al Blida Gardens and the Fourth Corridor: Is This a Confirmed Opportunity?

The approval of the Fourth Corridor cannot be considered proof of a guaranteed increase in land prices. Likewise, the current price of a plot does not guarantee a future return.

However, investors can evaluate a combination of factors:

Urban expansion + residential and commercial land projects + Maliha Road + regional road connectivity + improving connectivity between Sharjah, Dubai, and Abu Dhabi.

These factors make the area worthy of study and continued monitoring, while the actual investment outcome will depend on market demand, completed transaction prices, infrastructure, permitted uses, and the timing of the purchase and development.

Conclusion: Land Is More Than Just a Plot on a Map

The value of land cannot be understood through its size alone. A larger map needs to be considered:

Abu Dhabi → Dubai → Road Network → Maliha Road → Master Plan → Land

Al Blida Gardens sits at a point where several of these elements intersect, with a land project offering residential and commercial options and flexible payment plans, subject to the current offering.
